Ordering Association Documents with Homewise


Many condo associations, homeowner's associations (HOAs), and management associations allow you to order the required documents and disclosures through a website called Homewise.

IMPORTANT: Please call your association before ordering to find out how you should order your documents. If you place an order through Homewise and later discover that your association no longer uses Homewise, you will still be responsible for covering the cost of both orders. This has happened before!

If your association has confirmed that you should order the documents through Homewise, please follow the steps below.

Step 1

Go to www.homewise.com and click "Sign Up."

Step 2

Your account type will be "Buyer/Seller." Fill out the rest of the boxes with your information, and click "Create Account" at the bottom of the page.

Step 3

Once you've created your account, return to the home page and type the property address in the box under "Place New Order." If you have a unit/condo/apartment number in your address, be sure to include it here.

Once you've located your address in the list that populates below, click on it.

Step 4

Check to make sure that the address and association info on this page matches the property.

Step 5

Select "I'm buying or selling my home," then click "Continue."

Step 6

This is where you will select the document package to order. Almost every seller will choose the first option, which includes the paid assessment letter and disclosures. Check the box next to the package you'd like to order.

Please note that pricing is set by your individual association, not by Homewise or our office.

Step 7

You can click "See What's Included" under the name of your package to view a list of the individual documents included in the package. Please refer to the list of required documents provided by our office to ensure that you are ordering the correct package; feel free to contact us if you're not sure.

IMPORTANT: You are required under the contract to provide the full set of disclosure documents to the buyer. If you do not order the correct package/all required disclosures, you will likely need to re-order to ensure we have all documents, which may be at an extra cost to you.

Step 8

Any additional documents can be added to the order by checking the boxes here. Again, please refer to the instructions provided by our office to see if any additional documents are needed.

Once you've selected all packages/documents needed, click "Continue" at the bottom of the page.

Step 9

On this page, you can review the packages/documents in your order. If everything looks correct, click "Continue."

Step 10

Enter your information here. The association may use this information to contact you if they have any questions about your order.

Step 11

Enter the buyer's first and last name here. If the buyer's phone number or email address is listed on page 13 of the contract, include that information as well. If there are multiple buyers, please just list one of their names here.

Step 12

If you know that the buyer will not be moving into the property, select "No." Otherwise, select "Yes."

IMPORTANT: Most associations require you to upload a copy of the real estate contract. You should have received a signed copy from your agent, but contact our office if you need a copy. To upload the contract, click "Document Type" and select "Sales Contract."

When you are finished, click "Continue" at the bottom of the page.

Step 13

Select the closing date. You can find the closing date in paragraph 5 of the contract, which should be at the top of the second page. If we have changed the closing date since you signed the contract, please select the updated closing date.

Step 14

Please select a date at least 3 business days before the closing date, unless we have discussed otherwise. There may be an additional "processing fee" depending on how soon the documents are needed.

Step 15

Share the order with laura@skaarlaw.com and christina@skaarlaw.com so that we can provide all documents to the buyer's attorney as soon as they are available. Click "Continue" when you are ready.

Step 16

Please enter your method of payment and billing address to pay for the order. The contract states that sellers are responsible for ordering and paying for these documents.

Click "Continue" when you are finished to move on to the confirmation page.

Review and confirm all information and place your order. Please forward your order confirmation email to us so that we know the order has been placed.
